Abstract
In this paper, we study the real estate regional prices in Zhejiang Province by using multivariate statistical methods. First, finding out some factors which will impact the price level of the real estate market and collecting the data of the factors. Then using principal component analysis to analyse the factors and data, selecting the two principal components. And then based on the scores of two principal components as the two indicators of the cluster analysis, doing cluster analysis of the 11 provincial cities in Zhejiang Province . In this paper, we use the data in the recent years, and the results of cluster analysis will be summarized and compared. We get five clusters that Hangzhou, Ningbo, Wenzhou.,Shaoxing;.Jiaxing. Jinhua. Taizhou.Quzhou,Lishui and Zhoushan.Huzhou is the more reasonable result. In this paper, we also made a prediction of the real estate prices about Zhejiang Province and Hangzhou over the next few years. Here, we use the real estate sales prices and sales area, sales, construction area as the several indicators, building the regression model to forecast the price and we can get a better fit parameter equation, and then using the equation to do the prediction of the real estate prices.
