As the country's pillar industry, the stability and development of the real estate market is closed related to people's livelihood. In recent years,China's real estate market continued to maintain high growth.An increasing number of individuals prefer to invest in real estate rather than another industy. As a result of this, house price continues to rise. Especially in 2009 national house price generally rised and the growth of rate was much greater than that in recent years. In the context of continuing rising of the house price in Wenzhou, just a small city which locates in southeast seaside, attracted wide attention in china because of its very very very high price which can equal to many big cities like Beijing, Shanghai and Hangzhou, even more than them sometimes. It sounds impossible. But the point is why and how? Basing on large number of related literaturean and data, this paper overviews and analyzes the theroy of the house price's infuential factor. At the same time, after acquainting the situation of Wenzhou's real estate market and house price, base on the supply factor, demand factors and the particular region factor into three levels to research and analyze the reasons of Wenzhou's mad rising housing price. That is in order to find the influence factors of house price from the positive analysis. At last, I try to list factors affecting price and potential risks. At the same time, I attempts come up with feasibility comments to restrian the soaring house price to contribute to the real estate market and economy of Wenzhou,even for healthy and sustained development of national real estate industy and China's economy.
