【摘要】本文主要通过对同一时期各大中城市住房价格的变动进行多因素分析,建立以住房价格为应变量,以其它可量化主要影响因素为自变量的多元线性回归模型。本文分析了影响各个城市住房价格的基础因素和供求因素,旨在通过建立住宅价格的因素分析模型,为政府的有关政策制定以及各城市公众的买房预期提供一定的理论依据和建议。

【Abstract】This essay mainly analyzes the variation of the housing price in different metropolises of the same period. Basing on multi-factors, we establish a multi-liner regression model, in which we define the housing price as a dependent variable, and other main quantified factors as independent ones. In order to establish this model, we analyze all the basic factors and supply-demand factors that affect the housing price. Meanwhile, we provide some theoretical argument and profession advice for government to make policies, and for customers predicting the price of houses.
